This course covers the unique aspects of inspecting waterfront properties. Real estate agents will gain insight into common issues with waterfront homes and learn how to guide their clients through the process of buying or selling a waterfront property. The course covers structural concerns, environmental regulations, specialized inspections, and long-term maintenance costs, helping agents better serve their clients.

Learning Objectives

By the end of this course, participants will be able to:

  1. Recognize Common Inspection Challenges – Identify the unique structural, environmental, and mechanical challenges associated with waterfront properties.
  2. Understand Environmental and Regulatory Concerns – Explain how flood zones, FEMA regulations, erosion control, and shoreline management impact waterfront homeownership.
  3. Evaluate Structural and Material Durability Issues – Understand the effects of water exposure, moisture intrusion, saltwater corrosion, and foundation stability on waterfront homes.
  4. Assess Mechanical System Vulnerabilities – Recognize how coastal conditions affect HVAC, plumbing, and electrical systems and understand the need for specialized inspections.
  5. Guide Clients on Specialized Inspections and Long-Term Costs – Advise buyers and sellers on essential inspections, flood insurance, and maintenance expenses related to waterfront living.
  6. Facilitate Informed Real Estate Transactions – Help clients navigate the buying and selling process by interpreting inspection findings and addressing potential concerns proactively.
About The Instructor
Quality driven and highly motivated self-starter with 14 years of mechanical manufacturing and service experience. A proactive leader with a background in troubleshooting, planning, initiating and completing job tasks. Extremely safety conscious and attentive to all surrounding environmental conditions. Thrive in group and individual tasks assigned. Began TREC approved, Professional Real Estate Inspector Training through ATI in August 2020. Completed ATI training in November 2020. While training, I was undergoing training through a sponsorship in the I-Go community to become the companies General Manager. I facilitate monthly employee meetings, Employee Reviews, Inspector Field Training and ancillary services. I tested and passed both the National and Texas portions of the Real Estate Inspector exam for my TREC Professional Real Estate Inspector license in December of 2020 and filed my application in January of 2021.
